About Cedar Park Business Broker
We are business brokers who start with the paperwork. Before a listing goes out or an offer goes in, we gather the records, explain what they show and tell you plainly how the process works, so sellers and buyers know what to expect at each stage.

How We Approach a Deal
Most small business sales slow down or fall apart for the same reason: the numbers a buyer sees do not match the numbers a lender or accountant later finds. Tax returns show one figure, the profit and loss statement shows another, and the owner's add-backs live only in memory. We close that gap early by building a documented file of three years of returns, monthly financials, the lease, equipment lists and any franchise or supplier agreements.
That file drives everything after it. It supports the valuation, which we base on seller's discretionary earnings or EBITDA depending on the size of the company, and it gives buyers and their lenders something they can verify. When an add-back is reasonable, we show the receipt or statement behind it. When it is not, we say so before a buyer does.
We also refuse to overpromise. A business owner deserves an honest range of value and a realistic picture of how long marketing, due diligence and financing usually take. Buyers deserve a straight answer about what a listing does and does not include. Meetings happen at our office or by phone and video, whichever fits your schedule and your need for confidentiality.

What You Can Expect From Us
Private from the first phone call
Nobody on your staff, your customer list or across the street should hear about a sale before you decide it is time. Our listings leave the company name out, and specifics go only to buyers who have signed a nondisclosure agreement and proven they have the money to close.
Paperwork first, opinions after
We start by collecting records and only then share a view. When a value rests on checked tax returns and financial statements, it stands up to an SBA lender or the buyer's accountant.
When and how we are paid
Listing your company with us costs nothing at the start. The listing agreement carries no retainer and no surprise charges. Our fee depends on the seller getting paid, so it comes out of the sale proceeds at closing instead of out of your working cash during the months the business is listed.
Every stage put in plain terms
Before you sign, we go over what each piece means for your proceeds and your schedule: the letter of intent, due diligence, an asset or stock purchase, a seller note and any working capital adjustment.
Where We Work
Our sellers and buyers are based in Cedar Park and the surrounding towns, among them Leander, Round Rock, Brushy Creek, Georgetown, Pflugerville, Liberty Hill, Jonestown, Hudson Bend, Steiner Ranch and Wells Branch. Since document reviews and buyer meetings can run over a video link as easily as across a desk, an owner can keep the doors open and the staff focused while the sale is prepared in the background.
Buyers who register with us see each new listing before it reaches the wider market. Registration takes one phone conversation about the size and type of business you want and how you plan to fund it.
